Zio’s Pizzeria is preparing to open at 221A E. Greentree Road, Evesham, NJ, in the former Montesini location, which closed due to a fire almost exactly two years ago. While there is still plenty of construction happening inside the space, signage on the storefront indicates the restaurant is targeting a “Summer 2026” opening.
The new pizzeria is owned by Giovanni Villico, the same owner behind Swirl’in Ice Cream, located right next door. The family is no stranger to the pizza business, either. They also own Zio’s Brick Oven in Philadelphia, a neighborhood favorite that has been serving customers for approximately 30 years.
Based on the window signage, Zio’s Pizzeria will offer a menu featuring pizza, pasta, cheesesteaks, and likely a full lineup of classic pizzeria favorites. While a complete menu has not yet been released, a peek at Zio’s Brick Oven Pizzeria’s menu highlights traditional Italian-American comfort foods that are typically found at neighborhood pizza shops.
The arrival of Zio’s fills the former Montesini space and gives residents another locally owned dining option in the Evesham area. With the family’s established reputation in Philadelphia and their existing business next door, there is already considerable curiosity about the new restaurant.
South Jersey Food Scene has reached out to the owners several times for additional information but has not yet received a response. We’ll continue to monitor the progress of the build-out and will share updates, including an official opening date, menu details, and more as they become available.
For now, if you’ve noticed the new signs while visiting Swirl’in Ice Cream or passing along Greentree Road, Zio’s Pizzeria is working hard to welcome its first customers later this summer.
